Scope of Services
Lead Check Pro specializes in providing comprehensive lead paint inspection services for pre-1978 properties. Our services are designed to help homeowners, property managers, landlords, and agents identify and address potential lead hazards within older homes.
What We Do
- Visual Inspection: We perform a thorough visual inspection of all painted surfaces throughout the interior and exterior of the property, including walls, ceilings, doors, windows, trim, and floors.
- Sample Collection: We collect soil, dust, and water samples for analysis. We send samples to accredited labs for testing.
- XRF Analysis: We utilize X-Ray Fluorescence (XRF) technology to provide instant, on-site readings of lead levels in paint, delivering real-time insights into potential risks.
- Report Preparation: Following the inspection, we deliver a comprehensive report detailing our findings, including:
- Location of lead-based paint.
- Detected lead levels in paint.
- Property diagram.
- Photos capturing any lead-painted components.
- Lab results (if samples were collected).
What We Don't Do
- Conduct invasive testing that may cause damage to the property without your prior knowledge and consent.
- Guarantee a passing inspection - our role is to identify the presence of lead or potential hazards.
Compliance with Regulations
The effectiveness of our inspections is contingent upon adhering to state and federal regulations concerning access and testing methods. We are committed to:
- Employing certified and trained inspectors.
- Utilizing approved testing methods and equipment.
- Maintaining proper documentation and reporting procedures.
- Following state and federal guidelines for sample collection and analysis.
Limitations
Effective inspections require full access to all rooms and easily accessible components. Obstructions or inaccessible components will limit our assessment.
Timelines
- Inspections typically take 1 to 3 hours, depending on the size and complexity of the property. Larger homes or properties with unique features may require more time.
- Reports are typically sent within 3 to 7 business days of the inspection. For an additional fee, we can expedite the report.
Communication
We maintain transparent communication throughout the process. We keep our clients informed every step of the way through email updates on appointments, invoices, reminders, and the final report/certificate.
Client Responsibilities
To ensure a thorough and compliant inspection, we ask for the following:
- Grant inspector unrestricted access to all areas of the property.
- Ensure all walls, doors, and windows are accessible to the inspector.
- Notify any tenants of the inspection before the inspector’s arrival.
- Provide accurate contact information (name, phone number, address) for the report.
- Specify the reason for the inspection to ensure the appropriate protocols are followed.
- Provide any state or government documentation mandating the inspection.
Scheduling
Inspections can be scheduled conveniently online or by phone. Once the payment is received, we'll send a confirmation email with the official inspection details.
Payment
Prompt payment ensures inspectors' availability. Payment is due before the inspection. If additional samples are required, a separate invoice will be sent after the inspection. We accept secure payment options through credit card, ACH, or Cash App. We currently do not accept on-site payments. Reports are only sent after all fees have been paid.
Refunds
In the unlikely event an inspector does not arrive as planned, a full refund will be issued. Additionally, clients may cancel their appointments and receive a full refund with a minimum of 25 hours' advance notice.
Cancellation
Inspections are automatically canceled if payment is not received the day before the inspection. We understand that unforeseen circumstances may arise, and thus, cancellations made more than 25 hours before the scheduled inspection time are eligible for a full refund. For cancellations made within 25 hours of the scheduled inspection, a cancellation fee will be applied, with the remaining amount refunded. In the event of a no-show, where the client is not present at the scheduled inspection time without prior notification, the full amount of the scheduled inspection will be charged to cover the reserved time and resources.
Rescheduling
To maintain efficient scheduling and avoid last-minute disruptions, we request a minimum of 25 hours' notice for any desired change to an inspection appointment. If notified within this timeframe, we will reschedule the appointment at no additional cost. For rescheduling requests made within 25 hours of the scheduled inspection time, a rescheduling fee will apply. This helps us manage our resources effectively and minimize disruptions to our schedule.
